LAS VEGAS - nvtip -- A proposed federal tax credit of up to $10,000 annually could affect how Americans age 60 and older evaluate the cost of modifying a home for accessibility.

As introduced, S.5216 would establish a nonrefundable federal income tax credit of up to $10,000 annually for qualifying accessibility expenses incurred by taxpayers who have reached age 60. The legislation has not passed Congress, and the credit is not currently available.

Qualifying improvements listed in the proposed bill include wheelchair ramps, widened doorways, handrails and grab bars, non-slip flooring, shower seats, chair lifts and certain kitchen or bathroom modifications.
"Before buyers or sellers start looking at homes in a 55+ community, they need to understand the full cost of the decision, including community fees, housing expenses and transaction costs," Rotheiser said. "Those numbers affect more than affordability. They affect whether the move fits the client's lifestyle and long-term comfort."
